Investing in a Porto apartment in 2026: prices, rents and what the numbers say
Add Urbanis as a preferred source on Google
In the 12 months to the second quarter of 2026, homes in the municipality of Porto sold at a median of 3,631 euros per square meter (3,737 for apartments), and new leases were signed at a median of 14.48 euros per square meter per month, according to INE, Portugal's statistics office. Twelve months of that rent divided by that price gives a gross ratio of about 4.8%. That is an indicative figure built from two medians, not the return of any specific apartment, and the net return is lower once costs, empty months and tax come off.

Prices and rents by municipality and parish
Both INE series below cover the same window: the 12 months ending in the second quarter of 2026 (July 2025 to June 2026). Prices are medians of homes actually sold. Rents are medians of new lease contracts signed in that period. The gross ratio is our own arithmetic: rent × 12 ÷ price, both for all dwellings.
| Area | Median sale price, all dwellings (€/m²) | Median sale price, apartments (€/m²) | Median rent, new leases (€/m² per month) | Gross ratio (rent × 12 ÷ price) |

The parish rows are the parishes and parish unions INE publishes for the city of Porto.
Within the city, the Foz union has the highest median price and the lowest ratio; Campanhã and Bonfim have the lowest prices and the highest ratios. Gaia and Matosinhos sit close to Porto on the ratio with lower prices. A higher ratio says nothing about vacancy, building condition or future prices.
How to turn the figures into a gross yield
Gross yield is one year of rent divided by the purchase price. With Porto's medians, per square meter:
- Rent: 14.48 × 12 = 173.76 euros per m² per year
- Gross ratio: 173.76 ÷ 3,631 = 4.8%
For a 70 m² apartment at the median: price 70 × 3,631 = 254,170 euros, rent 70 × 14.48 = 1,013.60 euros a month, or 12,163.20 a year. 12,163.20 ÷ 254,170 = 4.8%.
The price and rent medians come from different homes (those sold and those let), so the ratio describes the market, not one flat. A real deal depends on that apartment's own price and rent.
Why the net figure is lower
Gross yield leaves these out:
- Purchase costs. IMT, stamp duty, notary and registration raise what you paid, so the yield on your real outlay is lower than on the price.
- IMI, the annual municipal property tax: for urban property the law sets a rate between 0.3% and 0.45% of the tax value, and each municipality sets its rate every year within that range (article 112 of the IMI Code).
- Condominium charges, insurance and maintenance.
- Management, if someone else finds tenants and handles the property.
- Empty months. One month without a tenant takes a twelfth off: 4.8% × 11 ÷ 12 = 4.4%.
- Income tax on the rent. Rent from a housing lease is taxed at a flat 25% (article 72(2) of the IRS Code), with lower rates for long permanent-housing leases. Since January 1, 2026, Decree-Law 97/2026 sets 10% for leases exclusively for housing whose monthly rent does not exceed 2.5 times the 2026 minimum wage, that is 2,300 euros, on income earned until December 31, 2029 (article 45-C of the Tax Benefits Statute). IMI and condominium charges paid can be deducted from the rent; financing costs, depreciation and furniture cannot (article 41 of the IRS Code).
To show the size of the tax step only: on 12,163.20 euros of rent with no deductions, 25% is 3,040.80 euros and 10% is 1,216.32 euros. Our guide on taxes for non-resident owners in Portugal covers IMI, AIMI, rental tax and capital gains, and your home country may tax the same income too.
Long-term rental or short-term rental (AL)
A short-term rental (alojamento local, AL) needs its own registration, and in Porto that depends on the parish. Under Regulamento n.º 1462/2024, Santo Ildefonso, Sé, Miragaia, São Nicolau and Vitória are containment areas, where new registrations are only authorized in listed exceptions; the other ten parishes have a maximum number of new registrations. AL income is also taxed differently: under the simplified regime, 35% of revenue counts as income, or 50% in a containment area. See how to register an AL in Porto, AL taxes in Portugal and AL or medium and long-term rental in Porto before you count on short-term income.
What to check in a specific apartment
- Use permit (licença de utilização) from the city council for buildings constructed after August 1951. Since 2024 the deed no longer has to show it (Decree-Law 10/2024), so ask the seller for it yourself. To register an AL, you also have to state the unit's valid use permit (Decree-Law 128/2014, article 6).
- Energy certificate. A sale cannot be signed without one, and sale or rental ads must show the energy class.
- Land registry certificate and caderneta predial, for the owner, mortgages or other charges, and the tax value used for IMI.
- Condominium no-debt declaration, plus the minutes of recent condominium meetings and the current monthly charge.
- Building works. Read those minutes for works already approved on the roof, facade or lift, and ask how much of your share is still to be paid and by whom.
- For an AL plan, the parish status and current limits on the city council's site.
