How to choose a short-term rental (AL) management company in Porto

To choose a short-term rental (alojamento local, AL) manager in Porto, ask for five answers in writing: who handles the registration and keeps the property legal, what insurance is in place, what the fee is calculated on, what the contract says about leaving, and how reporting and payouts work. A company that answers all five clearly is usually a safe one to hand the keys to.

Start with the legal basics

Operating an AL requires registering the establishment beforehand at the Balcão do Empreendedor, which issues the registration number (RNAL). Offering, advertising or intermediating an unregistered property is not allowed, and booking platforms must require and display that number. The filing has a period of 60 business days, or 90 in containment areas. Ask who files the registration, who keeps it up to date, and whether the number appears on every listing.

The operator must also hold civil liability insurance covering damage to guests and third parties. Turismo de Portugal's guide sets the minimum cover at €75,000 per establishment per claim and, in a building under horizontal property, requires proof of insurance against fire damage as well. Ask to see the policy and who pays for it.

The operator is also jointly liable with guests for damage guests cause to the building, so ask how the manager vets guests, takes deposits and handles insurance claims. This is the part where a manager earns the fee. Every AL must also have the complaints book, in physical and electronic format, so ask who provides it.

Understand how the fee is calculated

A percentage means nothing until you know what it applies to: the gross booking value, or the revenue after the platform's commission. Ask whether VAT, cleaning, linen, maintenance and photography are included or extra. Quotes of 20% and 25% can end up as the same amount or very different ones, so compare them in euros using the same example month. Some companies offer a fixed monthly rent to the owner instead of a percentage. In that case, ask about the exit terms and what happens when the property sits empty.

What should be included

  • Listing creation and optimization
  • A nightly price adjusted to demand
  • Guest communication
  • Hotel-standard cleaning and linen
  • Maintenance and repairs
  • Invoicing, VAT and tax support
  • An owner dashboard and a statement you can follow line by line

Reporting, payouts and leaving

Ask how often you are paid (monthly or twice a month), what the statement shows, and what the minimum term and notice period are. If you leave, listings, access and keys should be handed back without friction.

Ask for references, not stars

Guest ratings tell you about the apartment, not about how the manager treats owners. Ask to speak to two current owners, and ask what went wrong last quarter and how it was fixed.

Frequently asked questions

Do I need to register my property to rent it as an AL?

Yes. Prior registration at the Balcão do Empreendedor is mandatory and produces the RNAL number. Advertising an unregistered property is not allowed.

How much does AL management cost in Porto?

It depends on the model. Some companies charge a percentage, others a fixed rent. Always ask what the percentage applies to and what is outside it. At Urbanis it is 25% of net revenue or a fixed monthly rent, both with all services included.

Is insurance mandatory for an AL?

Yes. Civil liability insurance is mandatory, with a minimum cover of €75,000 per establishment per claim, according to Turismo de Portugal's guide.

Can a manager list my property without a registration number?

No. Offering, advertising or intermediating an unregistered establishment is prohibited, and booking platforms must display the RNAL number.
